Trenchless sewer repair in Chicago: choosing among the no-dig methods

Trenchless is a family of methods rather than a single one, and which member fits a Chicago lateral comes down to what the camera shows at each foot of pipe. This page compares lining, bursting and sectional repair against the clay tile, frost and parkway conditions that shape the decision here.

Why the trench is the expensive part in Chicago

A conventional sewer replacement in Chicago means a trench from the foundation to the street main, often eight to twelve feet deep where the lateral drops to meet a deep combined sewer. That trench crosses the lawn, the walk, sometimes the driveway, and then the village parkway with its sidewalk, trees and curb. The pipe itself is a small share of the cost. The excavation, shoring in wet clay, right-of-way permit, restoration bond and spring repaving are the rest. Trenchless methods exist to remove that share.

The trade is that trenchless methods have conditions. Each one needs the old pipe to be in a certain state, and the camera inspection establishes whether it is.

Method one: lining a pipe that still has a shape

Cured-in-place pipe lining installs a resin-saturated felt or fiberglass tube through the cleanout, inflates it against the old pipe wall, and cures it with hot water, steam or ultraviolet light into a hard new pipe inside the old one. It works in clay tile with cracked and rooted joints, in Orangeburg that is oval but still open, and in pitted cast iron. A residential lateral in Chicago is cleaned, lined and cured in a single working day, and the finished liner carries a fifty-year design life. It cannot cross a collapse, and it slightly reduces the inside diameter, which is rarely a concern on a four- or six-inch lateral.

Method two: bursting a pipe that has failed

Pipe bursting pulls a conical head through the old pipe from an entry pit to an exit pit, fracturing the clay or splitting the Orangeburg outward into the soil while towing new high-density polyethylene behind it. The new pipe can be the same diameter or one size larger. It is the method for a lateral that has collapsed, flattened or been crushed, and for a Chicago property owner who wants an entirely new pipe rather than a repaired old one. It needs two pits, usually one at the foundation and one at the property line, and it is the common answer when the camera cannot complete its run.

Method three: a short sleeve at one bad spot

When a lateral is sound except for one offset joint or one crack, a sectional repair sets a two- to six-foot liner over that location alone. It is positioned by the camera, cured in place and leaves the rest of the pipe untouched. In Chicago this often fits a newer PVC lateral with one crushed section at a driveway, or a clay lateral where a single joint under a tree has opened while the rest is tight.

  • Lining: pipe holds shape, defects are joints, cracks and roots, one day of work.
  • Bursting: pipe collapsed or flattened, two pits, one to two days, can upsize.
  • Sectional: one defect in an otherwise sound pipe, a few hours.

Frost depth, clay soil and the pits

The clay soils of Cook County freeze to roughly four feet, and any pit the crew opens in January has to get through that crust. Crews use ground thaw blankets or heaters a day ahead. Below the frost line the clay is stable enough to hold a small pit with a trench box, and because the pits are small, dewatering is manageable. Lining from a cleanout avoids pits altogether, which is one reason winter work in Chicago leans toward lining when the pipe permits it.

Permits and who talks to the village

Every lateral repair in Illinois needs a plumbing permit from the municipality, pulled by a contractor holding state licensing. Trenchless work that stays on private property usually stops there. A pit in the parkway, or any work at the connection under the street, adds a right-of-way permit and a village inspection. The installer handles both and should tell you in the scope which permits apply. Picking the installer, not just the method

A trenchless repair is only as good as the crew's preparation: how thoroughly the pipe was cleaned, whether the liner was measured to the pipe, whether the cure was held to temperature. Ask for the pre- and post-repair video and the written warranty. Questions we hear about trenchless sewer repair

Is trenchless repair really no digging at all?+

Lining through an existing cleanout involves no excavation. A house without a cleanout gets one installed through a small pit dug at the foundation or the property line, roughly the size of a card table. Pipe bursting always needs an entry pit and an exit pit. None of these methods opens a trench along the length of the pipe, which is what spares the lawn, driveway and parkway in Chicago.

How does the installer decide between lining and bursting?+

By what the camera can pass through. If the camera travels the whole lateral and the pipe is round, even with cracks, roots and offsets, a liner will follow the same path. If the camera stops at a collapse, a flattened Orangeburg section or a joint offset larger than about a third of the diameter, a liner cannot get through and bursting or excavation at that point is proposed.

Will trenchless repair handle the cast iron under my basement?+

Yes. Lining is the standard way to repair cast iron under a finished basement in Chicago without breaking the slab. The iron is descaled by jetting or chain flailing, inspected, and lined in the same pass as the clay outside. Bursting is not used under a slab because the displaced soil has nowhere to go.

What happens to the tree roots after a trenchless repair?+

A liner is continuous with no joints, so roots lose their entry points and the mass inside the pipe is cut out before the liner goes in. Roots in the soil remain but cannot re-enter a jointless pipe. With bursting, the new polyethylene pipe is fused into one piece and is equally closed to roots. Neither method requires removing the tree.

How do I get a trenchless quote in Cook County?+

A camera inspection comes first, with the footage recorded against the cable counter. The scope then names which method is proposed for which section, where any pits will be placed, who pulls the permits, and the written warranty. Call (815) 827-6647 to schedule the inspection.
