Sewer line repair and replacement in Chicago: the cases where lining is not enough

Trenchless lining fixes most failing laterals in Chicago, but not all of them. A pipe that has lost its grade, collapsed at the connection to the main or been crushed under a new driveway needs excavation or trenchless replacement. This page covers those cases and how to limit the digging.

The four conditions that call for excavation

Lining has limits, and a Chicago property owner should know them before any crew proposes a trench. The first is loss of grade: a section that has sunk so that water stands in it will keep standing water inside a liner. The second is collapse at a point where bursting cannot reach, most often at the tee into the public main or directly under the foundation. The third is a crushed or sheared pipe where a later contractor hit it, a driveway was poured over it, or a tree pushed it out of line. The fourth is a lateral that has to be rerouted, for instance when an addition is built over the old path. Each of these is identified on the inspection video, and each is handled with as little open ground as possible.

Spot excavation: one hole, one section

Most excavated repairs in Chicago are spot repairs. The crew locates the defect from the surface using the camera's transmitter, opens a hole just large enough to work in, removes the failed section, re-beds the trench bottom with compacted stone to the correct slope, and installs new PVC with transition couplings to the clay or cast iron on either side. The hole is backfilled in lifts and compacted, because loose clay backfill settles for years. Where the remaining pipe is rooted clay, the spot repair is often combined with lining the rest, so the belly is fixed by digging and the joints are fixed from inside in the same project.

Full replacement by trench

When the lateral has failed along most of its length and bursting is ruled out, usually because of utility conflicts or a lateral that must change its route, the whole run is replaced by open trench. In Chicago that is a deep job. The pipe leaves the house below the basement and slopes to a main that may be ten feet or more below the street. The trench is shored, the wet clay is managed with a pump, and the new PVC is laid on stone bedding with the slope checked by laser. The connection at the main is made under the eye of the village or sewer district inspector before anything is covered. This is the most disruptive option and should be proposed only when the video rules out everything else.

Trenchless replacement as the middle path

Between a spot dig and a full trench sits pipe bursting, which replaces the entire pipe through two pits. If the lateral has collapsed but its route is fine and no utility crosses too close, bursting delivers a new fused polyethylene pipe without the trench. A Chicago property owner facing a full replacement proposal should ask why bursting was not chosen, and the answer should refer to a specific obstacle on the video or the utility locate.

The parkway problem

The portion of the lateral under the public right-of-way is where excavation becomes expensive. A trench across the parkway in Chicago requires a right-of-way permit, traffic control, a restoration bond, replacement of sidewalk panels and curb to village specification, and often a waiting period until the asphalt plant reopens in spring. The village forester may protect the parkway tree. Many villages in Cook County also require the connection at the main to be inspected before backfill. Every one of these steps is avoided when the repair can be made from inside the pipe or from a pit on private property, which is why the inspection should establish exactly where each defect sits relative to the property line.

Frost season excavation

Digging in January in Chicago is possible but slow. The frozen crust is broken with a hydraulic breaker or thawed with ground heaters, the exposed clay below is wet and unstable and needs shoring, and restoration of sod and concrete waits for spring. Emergency excavations happen in winter because they must; planned excavations are better scheduled for late spring or fall when the ground is workable and the asphalt and concrete plants are open. The local crew's approach to scheduling is described at sewer line repair and replacement by American Trenchless Technologies, Inc. in Chicago.

Paperwork for an excavated repair

The closeout should hold the pre-repair video, the post-repair video of the new section and its connections, the permit records including the right-of-way sign-off if any, the restoration responsibilities, and a written warranty covering the new pipe, the connections and the settlement of the backfill. Questions we hear about sewer line repair & replacement

What is a belly and why can it not be lined?+

A belly is a low section where the lateral has settled into the clay and holds standing water. Solids settle there and the line clogs repeatedly. A liner follows the shape of the pipe, so it would reproduce the belly exactly. The fix is to excavate that section, re-bed it in compacted stone to the correct slope, and replace the pipe, then line the rest if the remaining clay needs it.

Who owns the lateral under the parkway in Chicago?+

In most municipalities around Chicago the property owner is responsible for the lateral all the way to the connection at the public main, including the portion under the parkway and the street. Some villages take responsibility from the property line outward or share the cost of the tap repair. The installer should confirm your municipality's rule before the scope is written, because it changes who pays for the deepest part.

How deep is a sewer trench in Cook County?+

The lateral leaves the house below the basement floor, typically six to eight feet down, and slopes toward a main that can sit ten to fifteen feet deep in older combined-sewer districts. Any trench deeper than five feet is shored or benched under safety rules. Depth is the main reason a full trench replacement costs what it does and why spot excavation at one point is preferred.

Can I get my parkway tree saved during a replacement?+

Often. Pipe bursting and lining pass under the tree without disturbing its roots. If a spot excavation has to be made near the tree, the village forester may require hand digging within the drip line and root pruning by a specific method. Villages in Cook County protect parkway trees and will enforce those conditions through the right-of-way permit.

How long does an excavated repair take in Chicago?+

A spot excavation to fix one section is usually one to two days including backfill, plus restoration of sod or concrete afterward. A full trench replacement from house to main takes several days, longer under pavement and in winter. The scope should state the working days, who restores each surface, and the warranty.
